dealbreakers?

I smoke, but outdoors, and try to be really considerate about it. If it bothers you if I smell like smoke sometimes when coming in, or if you want to have all the front windows open on the balcony and I smoke out there, that could be a dealbreaker, though I'm open to working out agreements and compromises about it.

The carpet is stained in places. If it were replaced for us, rent would go up by $75 (it hasn't been raised in the last 5 years), and we'd also need to pay the extra cost ($3-400) of having it replaced with furniture inside. At this point, I'm not up for it, but maybe later.
